These are the most frequently asked questions by visitors. Please feel free to call us if your particular question is not answered below.
Do you have any model or staged units?
~ We do not. We like for our tenants to see the actual unit that they are moving into.
What do we pay in addition to our rent?
~ You are responsible for your own LG&E which is individually controlled by the tenant and billed by LG&E. Each unit has its own meter.
What are your rental requirements?
~ VERY GOOD established credit history, excellent rental history, consistent and clearly identifiable proof of income.
What do you look for in credit history?
~ We require VERY GOOD credit history. We do not pull a score, but a transcript of your creditors. The screening office checks to see that all accounts are and were paid on time.
What is your Pet Policy?
~ We allow no more than 2 pets per unit. There is a non- refundable $300 pet fee per pet and an additional $25 charge per pet per month. Aggressive breeds are prohibited, including but not limited to, Pitbulls, Chow-Chows, Dobermans and other aggressive breeds.
May I have a grill?
~ Fire marshal regulations do not allow individual grills. We do, however, have brand new stationary grills near our pool that are open year-round.
What is the application fee?
~ There is a $150 non-refundable application fee.
Are there any administrative fees?
~ We have no administrative fees. Although subject to change without notice, we simply require a $900 security deposit for our 1 bedroom units, a $1000 security deposit for our 2 bedroom units, and a $1100 security deposit for our 3 bedroom townhomes (subject to change dependent on strength of application). Although subject to change without notice, our salary requirements are as follows: $38k for 1 bedroom, $45k for a 2 bedroom, and $57k for a 3 bedroom townhome.
How do I pay rent?
~ Rent is accepted in person, via mail, or at our drop box located at our leasing office. Rent may be paid by bank check, personal check, or money order.
What is due at the time of signing my lease?
~ Your security deposit and rent.
How long will an approved application remain in effect without a security deposit?
~ A new application will need to be processed and a new application fee will need to be paid after an approved applicant has not paid a security deposit within 60 days from date of the initial application.
Will you hold a unit once I am approved, and for how long?
~ No, we will NOT hold a unit without a security deposit.
